Tiles needed = room area × (1 + wastage) ÷ area of one tile. A 12 × 10 ft room is 120 sq ft. With 600 × 600 mm (2 × 2 ft) tiles of 3.88 sq ft each and 10% wastage, you need 35 tiles, or 9 boxes of 4. Use 10% wastage for straight laying and 15% for diagonal patterns or rooms with many corners.

How many 2x2 tiles are in a box?
Most 600 × 600 mm vitrified tiles come 4 to a box, covering about 15.5 sq ft. Always check the box.

Tiles break during cutting and laying, and colour can vary between batches, so keep a few spares from the same batch for future repairs.
How do I calculate tiles for an L-shaped room?
Split it into two rectangles, find each area, and add them before applying wastage.
